Ramblewood is what most people picture when they say "established Coral Springs": a central neighborhood along Ramblewood Drive and North University Drive, built out mostly between the mid-1970s and the 1990s, wrapped around its own schools, a 70-acre park and a Publix-anchored shopping center. For renters it's one of the most practical areas in the city — but the communities inside it play by very different rules, and knowing which is which saves wasted applications.
The sub-communities, and which ones you can actually rent in
"Ramblewood" is an umbrella over several distinct communities:
- Ramblewood East — the big one: an 1,120-unit condo community on University Drive, all ages. This is where most Ramblewood rental listings live, and asking rents are among the lower in central Coral Springs. One honest caveat: the association has had well-publicized governance and maintenance disputes in recent local reporting, so tour carefully and ask direct questions about repairs and fees before you commit.
- Ramblewood North and Ramblewood South — the single-family sections (South alone is about 250 homes, mostly built 1975–1990). Many streets here have light or no HOA involvement, which usually means faster move-ins with just the landlord's screening.
- Ramblewood Villas — canal-lot villa homes on Riverwood Lane with a modest HOA fee that covers lawn and pool. The association does not allow leasing, so skip it in a rental search even when a listing site shows a "for rent" tab for it.
- Ramblewood Court and Sherwood Square — smaller attached-home pockets; rules are association-specific, so confirm rental policy per community.
That spread — a huge all-ages condo community next to low-HOA family streets next to a no-rentals villa enclave — is exactly why a Ramblewood search goes better when someone checks the community's actual rules before you apply.
Schools with the same name on the door
Ramblewood is one of the few neighborhoods where the school names match the street signs: Ramblewood Elementary (Shadow Wood Blvd) and Ramblewood Middle (W Atlantic Blvd) serve the area, with J.P. Taravella High the commonly zoned high school. As always in Broward, zoning follows the exact address — verify any specific home through the district's boundary tool, especially near the neighborhood's edges.
Daily life: the errands are all inside the neighborhood
- Mullins Park — 70 acres of fields, courts and trails, effectively Ramblewood's backyard and one of the city's main recreation hubs.
- Ramblewood Square — the Publix-anchored shopping center on North University Drive, with Coral Square Mall immediately south of it.
- Commutes run on University Drive and the Sample Road corridor, with the Sawgrass Expressway a short drive west for Sunrise/Miami-bound drivers.
What it costs
On listing sites in early September 2026, Ramblewood apartments and condos were asking roughly $1,800–$2,000 for one-bedrooms and $1,900–$2,600 for two-bedrooms, with three-bedroom condos and small single-family homes above that — asking prices, not signed rents. Ramblewood suits renters who want central Coral Springs at the practical end of its price range: schools, park and groceries inside the neighborhood, and real choice between condo and single-family living. Budget extra patience if your search lands on an association-run community — and none at all for Ramblewood Villas, where renting isn't on the menu.
