The gap between advertised rent and contract rent is real, but this is not a like-for-like comparison: Zillow covers all of Broward and every unit type, while our sample is one portfolio concentrated in Coral Springs condominiums. Treat it as two different views of the same market, not a single measurement.
Vacancy is up and new-lease rents are flat to slightly down, so there is more room to negotiate than a year ago — especially on a renewal. Public data calls rents "roughly flat".
At 7.0 months of supply against a balanced 4–6, Broward favours buyers right now, with listings up sharply year over year and homes sitting longer.
Prices are falling and inventory is high, so pricing to the market on day one matters more than it did in 2022. Overpricing now costs weeks, not days.
