Who we are
Delivers Realty ("Delivers Realty," "we," "us") is a licensed Florida real estate brokerage serving Coral Springs, Deerfield Beach, Parkland and nearby Broward County. Eduardo Gil, Florida real estate license #3220916. This policy covers deliversrealty.com, including its Spanish (/es/) and Portuguese (/pt/) pages.
We work by appointment and do not have a public office; the quickest way to reach us about anything in this policy is by email or phone (see Contact us).
What we collect
When you use our contact form
The contact form (English, Spanish, Portuguese) asks for:
- what you're interested in (buying, renting, selling, or a home value),
- your name and email address (required),
- your phone number (optional),
- a neighborhood and a budget range, picked from a list, and
- anything you choose to write in the message box.
When you press send, the form delivers your inquiry to us by email. The website does not keep a database of submissions.
When you call or email us
If you call (754) 214-0431 or write to eduardo@deliversrealty.com, we receive your phone number or email address and whatever you tell us.
Automatically, when you browse
- Google Analytics — visit statistics, described under Cookies and analytics.
- Arrivals from AI assistants — if you reach us by clicking a link inside an AI assistant (such as ChatGPT, Perplexity, Claude, Gemini or Copilot), the page tells our own server which assistant's web address you came from, which page you landed on, and when. It sets no cookie and records no IP address or other identifier. Visitors arriving any other way send nothing.
- Hosting — the site is delivered through Cloudflare, which, like any web host, has to process your IP address and basic request details to deliver pages and protect the site from attacks.
What we don't do on this website
We don't use advertising pixels or retargeting (no Facebook/Meta pixel), we don't run a newsletter or mailing list, and we don't take rental applications or payments on this website. If you apply for a rental or start a purchase or sale with us, you'll be asked for more information at that point, as part of that process.
How we use your information
- To reply to your inquiry — by email, or by phone or text if you gave us a number.
- To help you find, see, lease or buy a home: suggesting properties, arranging showings, and handling the paperwork.
- For property owners: rental analysis, tenant placement and property management.
- To understand, in aggregate, which pages are useful and improve the site.
- To keep the site secure, and to meet our legal and Florida real-estate licensing obligations.
We don't build advertising profiles and we don't make automated decisions about you.
We never sell your information
We do not sell or rent your personal information to anyone, and we do not share it for targeted (cross-context behavioral) advertising.
Who we share it with
Only as needed to help you:
- Property owners and landlords, when you're interested in their property — for example to arrange a showing or a lease.
- Other real estate professionals and the multiple listing service (MLS), when that's needed to show you a home listed by another brokerage or to complete a transaction you've asked us to handle.
- Service providers that run this website and our email: Cloudflare (hosting and security) and Google (Google Analytics; Gmail, which delivers contact-form inquiries to us; Google Fonts). They process information on our behalf or under their own privacy terms, not to market to you for us.
- When the law requires it, or to protect someone's rights or safety — and, if the business is ever transferred, to the successor, under this policy.
Cookies and analytics
Our own pages set no cookies and use no local storage. The only cookies on this site come from Google Analytics 4 (measurement ID G-JKCEB621ZW):

Google Analytics records the pages you view, the site that sent you here, your approximate location (city/region/country), your device and browser type, and how long you stay. Google Analytics 4 does not log or store IP addresses. When you successfully send the contact form, we also record an analytics event noting that an inquiry was sent and its type (buy, rent, sell, home value) — never your name, email, phone number or message.
Other outside services used by our pages:
- Google Fonts — the site's typefaces load from Google's servers (fonts.googleapis.com and fonts.gstatic.com), which receive your IP address and browser details to send them. No cookies are set.
- YouTube videos — we show a still image only. Nothing loads from YouTube until you press play; the video then plays from YouTube's privacy-enhanced domain (youtube-nocookie.com) and Google's privacy policy applies to that playback.
- Cloudflare — does not set cookies on ordinary page views. It may set a strictly necessary security cookie if it needs to check traffic for abuse.
Your choices: you can block or delete cookies in your browser settings, or opt out of Google Analytics on every site with Google's opt-out browser add-on. The site works fully either way. The site does not respond differently to browser "Do Not Track" signals.
How long we keep it
- Inquiries stay in our email and business records for as long as we need them to help you and run our business, and longer where Florida real estate record-keeping rules require it (for example, records of a transaction we handled).
- Google Analytics event data is deleted automatically after no more than 14 months; aggregate reports (such as monthly page-view totals) may be kept.
- AI-assistant arrival notes are traffic statistics without personal identifiers and may be kept as long as they're useful.
Your choices and rights
You can ask us at any time to:
- tell you what information we have about you,
- correct it,
- delete it, or
- stop contacting you.
Email eduardo@deliversrealty.com or call (754) 214-0431. We may need to confirm it's really you before acting on a request, and we may have to keep records the law requires us to keep (for example, of a completed transaction). We will never treat you differently for asking, and we aim to respond within 30 days.
Calls and text messages
If you give us your phone number, we use it only to contact you about your inquiry, a property you asked about, or a transaction you're part of. We don't add you to marketing call or text lists, and we don't share your number with anyone for their marketing. If we text you, you can reply STOP at any time and we'll stop; or just tell us to stop calling, and we will. Message and data rates may apply.
Children
This site is meant for adults looking to rent, buy, sell or manage property. It is not directed to children under 13, and we don't knowingly collect information from them. If you believe a child has sent us information, contact us and we'll delete it.
Links to other sites
Our pages link to other sites — our Google Business Profile, YouTube channel and Facebook page, directory profiles such as Zillow, Realtor.com and HomeLight, and sources cited in our guides. Those sites have their own privacy practices, which this policy doesn't cover.
Security
The site is served only over encrypted HTTPS, the contact form is sent to our own server and on to our inbox without passing through any marketing system, and no website database holds your inquiry. No method of sending or storing information is completely secure, but we keep what you give us to what we actually need.
